The Reno–Sparks rental market right now

Northern Nevada's rental market has stayed tight through 2026 — vacancy in Reno–Sparks has held below 3% for five consecutive quarters, and average rent at larger apartment complexes reached $1,798 in the first quarter, up 7% year-over-year. Single-family rental homes run higher, with a metro median around $2,600 a month, reflecting steady demand from renters priced out of buying and from newer residents relocating from California.

Rents vary significantly by submarket: East Sparks, along the Sparks and Vista Boulevard corridor, posts the highest average rent in the metro at just over $2,000. More affordable pockets exist in Downtown Reno, the Wells Avenue neighborhood, and older parts of Sparks, where private landlords with duplexes and smaller buildings often price below the big managed complexes.

For property owners, this is a landlord-favorable market — low vacancy means less time between tenants and stronger rent growth than most of the country. For renters, it means moving quickly on well-priced listings and having paperwork ready before touring.
